According to the valuation report, the heritable building right (Erbbaurecht) concerns a three-storey residential and commercial building with a partially converted attic storey together with a parking courtyard, comprising 6 self-contained residential units for residential use and one self-contained commercial unit (entire ground floor), located at Grenzstraße 99, 99A to 99F in Gelsenkirchen. The building has no basement. There are separate house entrance doors at all residential and use units. The flats are accessed via a terrace on the 1st floor. Apart from minor variations, the residential units are essentially of similar design in floor plan and living area.

The residential units have a living area of approximately plus/minus 80 m². The commercial unit has a usable area of approximately 772 m².

General condition of the building:
