Gesamtnutzfläche: ca. 1.990 m², davon 1.880 m² Wohnfläche. Vorhanden sind drei Treppenaufgänge, kein Aufzug. Das Gebäude befindet sich in einem unterdurchschnittlichen Zustand (teils Schimmelbefall).
Im Hof befindet sich ein weiteres Wohnhaus, 4-geschossig zzgl. unausgebauter Dachboden, unterkellert, Baujahr um 1900 (Schätzung; keine Bauamtsunterlagen auffindbar), Wohnfläche ca. 720 m².
Ebenfalls im Hof befindet sich ein Werkstattgebäude, eingeschossig, errichtet zwischen 1935 und 1965, mutmaßlich leerstehend, Nutzfläche ca. 600 m². On the street side there is a residential and commercial building in perimeter block development, 4- to 5-storey, with basement, building acceptance (Bauabnahme) 1957, with two commercial units on the ground floor, otherwise flats. Total usable floor area: approx. 1,990 m², of which 1,880 m² living area. There are three stairwells, no lift. The building is in a below-average condition (partly mould infestation).
In the courtyard there is a further residential building, 4-storey plus unconverted attic, with basement, built around 1900 (estimate; no building authority records found), living area approx. 720 m².
Also in the courtyard is a workshop building, single-storey, erected between 1935 and 1965, presumably vacant, usable floor area approx. 600 m². For this building there is an encroachment (Überbau); it projects onto the area of the neighbouring plot Friedrichshaller Straße 39/40; conversely there is also an encroachment from the neighbouring plot onto the auction property.
In addition, 11 car parking spaces are identifiable (according to the development plan (Bebauungsplan): 12).
